SHIRLEY -- A Baywood Drive home led Shirley's residential market at $785,000 during a period that produced 17 deed transfers in roughly four weeks, with three condominium sales from a single development and a cluster of family and trust conveyances that carried no disclosed price.

MARKET OVERVIEW Twelve of the 17 recorded transfers between June 12 and July 11 carried disclosed sale prices, ranging from $400,000 to $785,000 and producing a median of $522,500. The remaining five transfers were recorded without a stated consideration. Seventeen transfers over approximately one month represents a steady pace of activity. Because five transactions lack disclosed prices, the median and range reflect only the arm's-length sales visible in the data.

TOP SALES The period's highest-priced transaction was 6 Baywood Drive, which sold July 2 for $785,000. Andrew and Elissa Kramerson transferred the property to Joseph and Shari McDaneld. Second was 4 Andrea Terrace, which sold July 9 for $755,000; Kris and Denise Kosakowski were the sellers, with Max Goodwin Jr. and Natalie Goodwin the buyers. Third was 4 Waxen Way, sold July 8 for $680,000 by Michael and Christine Pavel to Philip Ssebyala. Fourth was 4 Weatherbee Road, which changed hands June 25 for $640,000; Amy Jaskinski and Stephen Jasinkski conveyed the property to Michael and Katelynn Aceto.

NEIGHBORHOOD BREAKDOWN Ambrose Way produced three of the period's 12 priced sales, all at $459,900 and all from Shirley Station Development or Shirley Station Development Inc., indicating active condominium sales at a single new-construction project. Unit 27 sold June 22 to Josephine Wangui Nyanjui; Unit 23 sold June 30 to Dhaval Narendrakumar Dave; and Unit 21 sold July 10 to Venkata Hemanth Chebrolu and Hima Varsha Cherukuri. Chapel Street contributed two priced sales: 28 Chapel St. sold June 18 for $540,000, with Sharon Murphy conveying to Andrew Bancroft and Rhiannon Nicole Chiacchiaro, and 60 Chapel St. sold July 8 for $515,000, with Michael and Diane King transferring to Justin Krysiak. The remaining priced sales were spread across individual addresses: 61 Harvard Road at $530,000, 2 Wheeler Road and 52 Clark Road both at $400,000, and the four higher-priced properties on Baywood Drive, Andrea Terrace, Waxen Way, and Weatherbee Road noted above.

MARKET NOTES Four of the five no-price-disclosed transfers bear the characteristics of estate-planning or intra-family conveyances rather than open-market sales. Whitney Sandra transferred 17 Longley Road to the Sandra L. Whitney Living Trust; Lambert Patricia A. transferred 8 Mill St. to the Patricia A. Lambert Investment Trust; Joyce Hemingway transferred 3 Lakeview Drive to herself and George Hemingway jointly; and Amanda Bryant McIntyre transferred 17 Valley View Way to herself and Jessica Jean McIntyre. A fifth no-price transaction, recorded without a street address, transferred between Patrick and Carol Larkin and Patrick Larkin individually. None of these five appears to be an arm's-length sale, and none is included in the price statistics above. Of the 12 priced transactions, the three uniform $459,900 Ambrose Way condo sales represent the only new-construction activity visible in the dataset; all other priced transfers appear to involve existing residential properties.
