Shirley Home Prices Span Nearly $400,000 in Active June-July Recording Period

SHIRLEY -- A 14-transaction recording period spanning late May through early July showed a full price spread of $385,000 between the lowest and highest disclosed sales, with a $785,000 sale on Baywood Drive standing as the period's clear high-water mark.

  • MARKET OVERVIEW
  • Fourteen deeds were recorded in Shirley between June 6 and July 5, 2026, though only nine of those carried disclosed sale prices. Among the nine priced transactions, the range ran from $400,000 to $785,000, with a median of $520,000. The remaining five transfers showed no consideration amount, which is common in deed records and does not necessarily indicate arm's-length sales. Fourteen recordings in a single month represents a moderate level of activity for a small town; the high share of no-price transfers — five of 14, or roughly 36 percent — limits the picture that pricing data alone can provide.
  • TOP SALES
  • The highest-priced transaction of the period was 6 Baywood Dr., which sold for $785,000 on July 2; Andrew and Elissa Kramerson were the sellers, and Joseph and Shari McDaneld were the buyers. Next was 4 Weatherbee Rd., which changed hands June 25 for $640,000; Amy and Stephen Jasinski sold to Michael and Katelynn Aceto. Third was 28 Chapel St., which sold June 18 for $540,000, with Sharon Murphy selling to Andrew Bancroft and Rhiannon Nicole Chiacchiaro. A property recorded simply as Shirley — no street address was included in the deed data — sold June 15 for $520,000, with NCR Properties LLC conveying to David B. Roy; that transaction tied the median for the period. Rounding out the top five, 61 Harvard Rd. sold July 2 for $530,000, with John Flagg and Cassidy Bayen selling to Karlon Calegari Dos Santos and Adrienne Patricia Poton.
  • NEIGHBORHOOD BREAKDOWN
  • Two sales on Ambrose Way — both at Unit 23 and Unit 27 — each recorded at $459,900 and both with Shirley Station Development Inc. as the seller, suggest active new or newly converted unit sales at that address. The two lowest disclosed prices, each at $400,000, came from Wheeler Rd. and Clark Rd. The four sales above $520,000 were spread across Baywood Dr., Weatherbee Rd., Chapel St., and Harvard Rd., with no single street accounting for more than one transaction in that upper tier. Five transfers — on Longley Rd., Valley View Way, Mill St., Lakeview Dr., and Great Rd. — carried no disclosed price and cannot be placed in a price tier.
  • MARKET NOTES
  • The two Ambrose Way transactions are notable: both sold at identical prices of $459,900 within eight days of each other, both from the same seller, Shirley Station Development Inc. That pattern is consistent with a developer selling units in a multi-unit project, though the nature of the development is not confirmed by deed data alone. Five of the 14 recorded transfers show the same or related names on both the grantor and grantee lines — 17 Longley Rd., 17 Valley View Way, 8 Mill St., 3 Lakeview Dr., and 165 Great Rd. — a pattern common in trust formations and intra-family estate planning. Those five transactions do not appear to represent open-market sales and are excluded from the price analysis above.
