Shirley Sales Split Between Under-$500,000 Homes and Six Sales Topping Half a Million

SHIRLEY -- Seventeen properties changed hands in Shirley between June 19 and July 18, with recorded sale prices ranging from $50,000 to $785,000 and a median of $479,900 among the 14 transactions that disclosed a price.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 17 property transfers in Shirley during the period, 14 of which listed a sale price. Disclosed prices ranged from $50,000 to $785,000, with a median of $479,900. Three transfers did not disclose a consideration amount. The raw count of 17 recorded transfers reflects the volume of deed activity for the period; the data does not include days-on-market or inventory figures needed to characterize the broader pace of the market.

TOP SALES

The highest-priced transaction was 6 Baywood Dr., which sold for $785,000 on July 2. Sellers Andrew and Elissa M. Kramerson transferred the property to buyers Joseph and Shari McDaneld.

4 Andrea Ter. sold for $755,000 on July 9. Sellers Kris J. and Denise R. Kosakowski transferred the property to buyers Max Goodwin Jr. and Natalie K. Goodwin.

4 Waxen Way sold for $680,000 on July 8. Sellers Michael and Christine Pavel transferred the property to buyer Philip Ssebyala.

4 Weatherbee Rd. sold for $640,000 on June 25. Sellers Amy A. Jaskinski and Stephen T. Jasinkski transferred the property to buyers Michael and Katelynn Aceto.

61 Harvard Rd. sold for $530,000 on July 2. Sellers John P. Flagg and Cassidy L. Bayen transferred the property to buyers Karlon Calegari Dos Santos and Adrienne Patricia Poton.

NEIGHBORHOOD BREAKDOWN

Ambrose Way stood out as the period's most active street, with four condominium unit sales -- Units 11, 21, 23 and 27 -- all sold by Shirley Station Development Inc. (listed in one instance as Shirley Station Development). Prices for those units ranged from $459,900 to $499,900, sold between June 22 and July 10.

Excluding Ambrose Way, the remaining 13 transactions were spread across 13 different streets with no other street-level clustering. Grouped by price tier: four sales fell under $500,000 outside of Ambrose Way (78 Longley Rd. at $100,000, 0 Leominster Rd. at $50,000, 57 Lawton Rd. at $390,000, and 2 Wheeler Rd. at $400,000); five sales fell between $500,000 and $1 million (60 Chapel St., 61 Harvard Rd., 4 Weatherbee Rd., 4 Waxen Way and 4 Andrea Ter.), topped by the $785,000 sale at 6 Baywood Dr.; and three transfers did not disclose a price (12 Amanda Ln., 141 Center Rd., and an unaddressed Shirley parcel tied to a Larkin family transfer).

MARKET NOTES

The four Ambrose Way transactions were unit sales within a single condominium development, all sold by the same developer entity, indicating new-construction activity accounted for roughly a quarter of the period's recorded sales. All three sales without a disclosed price involved transfers within the same family name -- Goulart to a Goulart family trust, Wilbur to a Wilbur family trust, and a Larkin-to-Larkin transfer -- consistent with estate or trust-related transfers rather than open-market sales.
