Shirley Sales Split Evenly Between Sub- and Above-$500,000 Homes in July

SHIRLEY -- Eighteen properties changed hands in Shirley over the past month, with recorded sale prices ranging from $50,000 for a vacant land parcel to $785,000 for a home on Baywood Drive, and a median sale price of $507,450.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Shirley between June 26 and July 25. Of those, 14 included a disclosed sale price, ranging from $50,000 to $785,000, with a median of $507,450. The remaining four transactions were recorded without a sale price, which is common for deed records and does not necessarily indicate anything unusual about those transfers. Eighteen recorded transfers is a solid volume for a small town over a single month, though without comparable prior-month figures it is not possible to say whether this represents an increase or decrease in activity.

TOP SALES The month's highest-priced sale was 6 Baywood Drive, which sold for $785,000 on July 2. Andrew and Elissa M. Kramerson sold the property to Joseph and Shari McDaneld. The second-highest sale was 4 Andrea Terrace, which sold for $755,000 on July 9, with Kris J. and Denise R. Kosakowski selling to Max Goodwin Jr. and Natalie K. Goodwin. Third was 4 Waxen Way at $680,000, sold July 8 by Michael and Christine Pavel to Philip Ssebyala. The fourth-highest sale was 138 Benjamin Hill Road at $635,000, sold July 23 by Kyle Bradford and Darlene Ann Dube to Nathalie Dorsainvil and Christ C. Genty. Rounding out the top five, 61 Harvard Road sold for $530,000 on July 2, with John P. Flagg and Cassidy L. Bayen selling to Karlon Calegari Dos Santos and Adrienne Patricia Poton.

NEIGHBORHOOD BREAKDOWN Ambrose Way accounted for three of the month's 18 sales, all condominium units sold by Shirley Station Development or Shirley Station Development Inc.: Unit 11 for $499,900, Unit 21 for $459,900, and Unit 23 for $459,900, all closing between June 30 and July 10. Lawton Road also saw two transactions: 57 Lawton Road sold for $390,000, while 75 Lawton Road was recorded with no price disclosed. By price tier, seven of the 14 disclosed-price sales fell under $500,000 (ranging from $50,000 to $499,900), and seven fell between $500,000 and $1 million (ranging from $515,000 to $785,000). No sales in the dataset exceeded $1 million.

MARKET NOTES Four of the month's 18 transfers appear to be trust or estate transfers within the same family, based on matching grantor and grantee names: 75 Lawton Road (Kennedy and Smith to trusts held by the same two individuals), 12 Amanda Lane (Goulart to a Goulart trust), 141 Center Road (Wilbur to the Dorothy K. Wilbur Realty Trust), and an unaddressed Shirley parcel (Larkin to Larkin). None of these four listed a sale price. The dataset also included one land or non-residential transfer between limited liability companies: 0 Leominster Road sold for $50,000 from Apple Valley Homes LLC to Jonmon Realty LLC, the month's lowest disclosed price. Property types in the dataset included single-family homes, three condominium units in the same new development on Ambrose Way, and at least one LLC-to-LLC parcel transfer.
